- Check-out time is 10:00 am
- All properties are non-smoking and no pets are allowed
- An Accidental Damage Protection (ADP) fee will be required to cover any reported accidental damage to this property and its contents
- There is a one-time departure cleaning fee for all stays
- Final payment due 45 days prior to your arrival
- The guest making the reservation must be 25 years of age or older.
- Bookings made within 30 days of the arrival date must check-in during office hours before the access information is released. The credit/debit card used for payment must be shown along with a valid driving license or passport in the same name as the card. As well as a utility bill with the same address as the card billing address. Pre-Paid cards are not accepted.
- Vacation rentals may not be used for events or group gatherings that exceed the maximum occupancy.
- A rental agreement must be signed by the lead guest making the reservation, along with a full list of guest names that will be staying in the property.
- This property does not include a BBQ, however, we do have them available for rental.
- Pool heat is available and is recommended from the 31st Oct. to the 31st Mar. If you would like the Spillover Spa to be heated you will need to add pool heat to your reservation
- We use a third party to verify identification and fraud risk, based on the findings we could cancel the reservation.
- Max of 6 cars per address

We absolutely loved staying here, the house itself is bigger than it appears on the photos and although the pool is small, it was a perfect size for our young children. They could swim and splash around with ease. The bedrooms are all good sizes and the mattresses are unbelievably comfy. There were plenty of towels and bedsheets and being able to use the washer and dryer meant we could keep on top of laundry. The kitchen are is huge and has everything you’d need. Overall I couldn’t rate this high enough, we would certainly look at rebooking for future visits.
I definitely enjoyed every aspect of the house !!!

The rental home was beautiful, spacious, and immaculately clean. Everything we needed to enjoy our stay was right at our fingertips. The neighborhood is quiet, but the pool and community area are a short walk/drive away. Ten minute drive to highways and shopping. Would definitely rent again next time we’re in town!

We had a wonderful stay! The house was clean and decorated very nicely. Plenty of towels for our group of 9. The kitchen is stocked with all your basic cooking needs. We would definitely stay here again!

We really enjoyed our 8 night stay here. Whole house was super clean upon arrival, and house was fully stocked with everything we needed from baby items to kitchen utensils to pool toys! Walking distance to the kids playground and basketball/soccer courts which our kids loved. We drove once over to the main clubhouse/lazy river/pool area as it isn't walkable from this house. Would stay again.

More than enough space for my family of 4. Nicely appointed, very clean and all initial supplies needed (toilet paper, trash bags, paper towels, dish soap, etc.) were provided. Air conditioning functioned very well, and beds were comfortable. And the pool was great after long days out. A QR code was provided to enter the community gate; entrance to the unit was via a touch pad...all very convenient. Just note a couple of renter notes that do not affect the rating for me - while in pretty close physical proximity to the parks and attractions, right now there is lots of traffic in between so just mind your time. Also, be sure to grab insecticide during your grocery shopping - it's Florida so water bugs do periodically make their way through the kitchen. Again, a great unit and I would definitely rent again!
