HOUSERULES / FAQ
Boatlift: For insurance reasons, the use of the boat dock and boat lift (if available) is strictly limited to boats rented through Vacation in Florida Inc. Private boats are only permitted with prior submission of valid dock insurance. Guests booking a house with us will receive a 10% discount code for a boat rental at boatrental-capecoral.com.
Electricity consumption: Electricity is not included and will be charged after departure at $0.15 per kWh. Costs depend on the season and the use of air conditioning and pool/spa heating. Average electricity costs for 2 4 guests can range from $50 $100 per week in summer and may be higher in winter due to increased heating needs.
BBQ Cleaning: Cleaning of the grill is not included in the cleaning fee. We ask you to clean the grill yourself after use. Cleaning by our cleaning team will be charged with an additional $50.
Pools and Spas: All pools and spas are heatable. Please note that, for organizational reasons, it is not possible to preheat the pool or spa prior to arrival. Depending on prior use, the pool may still retain some base or residual warmth from previous guests; however, this cannot be guaranteed. Please also note that even in Florida, winter temperatures may drop, which can cause pools to cool down overnight to varying degrees depending on their size. Therefore, consistently high water temperatures cannot be guaranteed at all times.
Cancelation fee: For cancellations made at least 60 days prior to the arrival date; 95% of the grand total will be refunded to the tenant. For cancellations made within 60 days of arrival, no refund will be issued.
Personal On-Site Check-In (Mandatory): For safety, insurance, and legal reasons, a personal on-site check-in on the day after arrival is mandatory. While initial access to the house is provided via code to allow flexible arrival times, we are required to personally verify that the guests present match the booking and to explain important house and safety information on site. The check-in takes place the day after arrival between 9:00 and 11:00 a.m. The person who made the booking must be present and provide valid identification. This appointment is an essential part of ensuring a safe and compliant stay.
Pets: If a vacation home is listed as pet-friendly, guests may bring pets. The number of pets must be specified during the booking process. A pet fee of $25 per pet, per night applies. If a property is not designated as pet-friendly, pets are not permitted.
Service Animals: Legally recognized service animals are permitted, even in non-pet-friendly properties. However, guests are kindly asked to consider whether a non-pet-friendly property is ultimately suitable for their animal. Service animals do not need to be added during the booking process and are not subject to pet fees.
Emotional Support Animals: Are permitted only for long-term rentals (+30 days) and subject to applicable federal and Florida regulations. Written documentation must be provided prior to booking for verification purposes.
Standard occupancy/overnight guests: Our prices are calculated based on 4 people. Each additional person will be charged $25 plus fees/taxes per night. If you specify more than 4 people at the time of booking, this fee will be taken into account. If the number of people increases after booking or if you receive overnight guests (even for only a few days), you are obliged to register them and pay the fee.

Modern and beautiful house with beautiful outdoor area!

We had a wonderful time at Villa Sunseeker. The house is new and in perfect technical condition. The furnishings are mostly high-quality and very tasteful. Particularly worth highlighting is the large, beautiful outdoor area with fridge. The pool's orientation means you get sun late into the evening. The location is quiet yet central. Being on the canal, you also regularly get to see wildlife passing by.

We had a wonderful two-week stay at this beautiful property. The house is absolutely lovely and had everything we needed for our stay. The kitchen is so well-equipped with top of the line appliances which allowed us to cook everything and anything we wanted. The bedrooms and bathrooms are very spacious and comfortable with plenty of towels and linens. The pool is fabulous and always at the perfect temperature along with the spa. The splash pad is perfect for little ones and our two year old granddaughter loved playing there while she was visiting for a few days. The proximity to the grocery store and restaurants is a plus. This house is in a very peaceful and quiet neighborhood with a great view of the canal. The dock is an added plus for anglers. The private office is a plus as it allowed my husband to work remotely without disturbance. Our property managers, Robert and Tanya, are a pleasure to correspond with and our check-in visit with Robert and Julia was both welcoming and informative of how everything operates within the property. We couldn't be more pleased with this gorgeous property and we would definitely love to stay at Villa Sunseeker again.

We had an amazing stay at this brand‑new 2025 home on the canal in Cape Coral. The house itself is modern, clean, and beautifully simplistic in the best way — everything felt intentional and relaxing. The outdoor area is truly the highlight. The saltwater infinity pool with the waterfall feature was unbelievably peaceful, and the attached spa made it even better. We spent so much time just floating, relaxing, and enjoying the view of the canal. The private dock was another huge bonus — perfect for sitting with a morning coffee or doing a little fishing in the evenings. The neighborhood is quiet, safe, and very well kept, which added to the overall sense of calm. It really felt like a private retreat while still being close to everything. We would absolutely stay here again. Highly recommend to anyone looking for a relaxing, modern getaway in Cape Coral.

We have stayed at a couple of David’s places when visiting Cape Coral, and this one didn’t disappoint. The outdoor area was the highlight for us, being on the canal and having the great pool/hot tub was a great way to spend the afternoon and evening. A dinner on the patio with the sun setting was fantastic. Interior of the house was immaculate, and felt brand new. Neighborhood was extremely quiet, and close to shops/restaurants. Would highly recommend this property.

What a great place. The house is stunning with an amazing pool and lanai. Watching the sunsets every evening was our favourite thing to do while the children played in the pool. The house had everything we needed and more. The kitchen was stocked well with all the appliances necessary. Beach equipment in the garage too. The hosts were responsive and extremely helpful. Would highly recommend the villa for your stay.
